The best overwater villas in the Maldives get five things right: enough deck to live on, a pool you can actually swim in, steps that drop into good water, a position that keeps the neighbours out of sight, and shade for the hours when the sun bounces off the lagoon. My top pick is the One Bedroom Water Reserve with Slide at Soneva Jani, which scores on every count. Gili Lankanfushi’s boat-access Crusoe Residence is the most private, Baros puts you directly over a house reef, and Kudadoo’s residences are the most complete package for an adults-only stay.
This guide judges the villa first and the island second. If you want the wider picture, including beach villas, the best luxury resorts in the Maldives covers the resorts as a whole.
What makes an overwater villa great?
These are the details I look at before the brochure photos.
Size, and where the space actually is
Published sizes usually include the deck and pool, so a “280 square metre” villa may have a bedroom no bigger than a good city hotel suite. The useful number is outdoor living space. A deck with room for a table, loungers and a shaded daybed keeps you in the villa all afternoon.
Sunrise or sunset orientation
Sunset villas face west and cost more, because evenings on the deck with a drink are the moment most people imagine. The catch is that a west-facing deck takes the full afternoon sun, so it can be hot and bright from about 2pm. Sunrise villas face east, stay cooler in the afternoon and are often quieter, since most guests head to a sunset bar. For early risers, sunrise can be the better room, not just the cheaper one.
The pool
Some “pool villas” have a plunge pool for cooling off; others have a lap-length pool. Look for dimensions. Baros publishes 6.6 by 3.6 metres, Patina about 6.2 metres in length, Six Senses Laamu around 30 square metres and Kudadoo 44 square metres.
Lagoon steps and the water under the deck
This is the detail that most separates good villas from great ones. Water under a villa ranges from knee-deep sand at low tide to several metres over coral at the reef edge. Shallow sand suits weaker swimmers; villas near the drop-off give you fish from the ladder, with stronger currents. Ask the resort what is under the specific jetty, how much the tide changes it, and whether the steps reach the water at low tide.
Privacy and distance from the neighbours
Most villas line up along a jetty, so privacy comes from screening walls, the angle of the deck and the gap between units. End-of-jetty and corner villas see fewer passing buggies and have wider views. Boat-only villas, such as Gili Lankanfushi’s Crusoe Residences, solve the problem completely, at the cost of a boat ride to breakfast.
Roof, shade and wind
Thatched roofs stay cooler and look the part; metal or flat roofs can make the interior warmer when the air conditioning is off. Outside, a pergola, sala or deep overhang decides whether the deck is usable at noon. Overwater decks also catch more wind than beach villas.
Noise from boats and seaplanes
Seaplanes land on the lagoon during daylight, and at busy resorts the first and last flights of the day are loud if your villa is near the platform. Speedboat islands have idling engines at the jetty and early dive boats. Ask which villas are furthest from the seaplane platform and the boat jetty, and avoid the first villas on the walkway, where foot and buggy traffic is heaviest.

The 10 best overwater villas in the Maldives
1. Soneva Jani 1 Bedroom Water Reserve with Slide: best overall villa
At 555 square metres over two floors, the Water Reserve is larger than many beach villas elsewhere in the country, and every part of the deck has a job: a freshwater pool, a sunken lounge, a roofed dining sala, catamaran nets and a curving slide that drops you into the lagoon. The master bedroom roof slides back at the press of a button, so you can fall asleep under the stars without leaving the air-conditioned room. The Noonu lagoon is wide and mostly sandy, which suits floating and paddleboarding more than reef snorkelling from the steps.
- Best for: a big-occasion trip where the villa is the destination
- Transfer: about 40 minutes by seaplane from Malé to Noonu Atoll
- Rates: Water Reserves from around US$3,500 a night in low season (May to October) with Soneva Unlimited all-inclusive; the entry Water Retreat runs from around US$2,600 in low season to around US$3,500 in high season, before taxes and service
- Don’t miss: opening the roof on a clear, moonless night
Good to know: the 437-square-metre 1 Bedroom Water Retreat with Slide has the same slide and opening roof for less. The Reserve adds space and a larger pool, which matters more on a long stay than a short one.

2. Gili Lankanfushi Crusoe Residence: best for complete separation
Every villa at Gili Lankanfushi stands over the lagoon, but the Crusoe Residences go a step further: they are not attached to any jetty. You reach the 250-square-metre house by private rowing boat or by calling the pontoon shuttle, and once you are there nobody walks past. The house is set over two levels, with a rooftop sun deck for dining and lying out, an overwater deck, an open-air bathroom and steps down to the sea for a swim in total privacy. A Mr or Ms Friday host handles the boat logistics.
- Best for: couples who want nobody in sight of the deck
- Transfer: about 20 minutes by speedboat from Malé
- Rates: Villa Suites from around US$1,000 a night in low season (May to October) and around US$1,500 in high season; Island View Crusoe Residences from around US$1,300 in low season, before taxes and service
- Don’t miss: dinner on the rooftop with the island lights across the water
Good to know: there is no private pool in this category, so it suits strong swimmers who are happy in the sea. If you want the Gili style with a jetty connection, the 210-square-metre Gili Lagoon Villa keeps the rooftop and nets.

3. JOALI Luxury Sunset Water Villa with Pool: best sunset deck
JOALI’s sunset water villas sit on the west side of the jetty with a 35-square-metre infinity pool and 280 square metres in total, enough for a separate living room and a library corner. Interiors use commissioned art, sculpted furniture and warm wood, so the villa feels designed, not simply furnished. Every villa has a Jadugar, the resort’s butler, who can set up in-villa dining on the deck at sunset. Families can book the 298-square-metre Two Bedroom Water Villa.
- Best for: design lovers who want evenings on the deck
- Transfer: about 45 minutes by seaplane to Raa Atoll
- Rates: Water Villas with Pool from around US$1,850 a night in low season (May to October), breakfast included, before taxes and service; the Luxury Sunset category is priced on request, so check live prices
- Don’t miss: a sunset dinner served on your own deck
Good to know: the standard Water Villa with Pool (240 square metres) has ocean views at a lower price. If you sleep late and spend afternoons in the villa, it may suit you better than the hotter west-facing deck.

4. The St. Regis Maldives Overwater St. Regis Suite: best for space with service
The St. Regis has 44 overwater villas, shaped to echo the curve of a manta ray, and the Overwater St. Regis Suite is the one I would book for a couple who wants room to spread out. It covers 282 square metres with a dedicated living and dining area, a private pool and an outdoor cabana, so one of you can nap in shade while the other swims. The standard Overwater Villa (182 square metres) also has a pool and a large terrace facing the ocean. A St. Regis Butler is assigned to every villa, and the resort’s Iridium Spa is itself built over the water.
- Best for: couples who like a formal, attentive style of service
- Transfer: about 45 minutes by seaplane to Dhaalu Atoll
- Rates: Overwater Villas with Pool from around US$1,900 a night in low season (May to October) and around US$3,200 in high season, and the suite from around US$2,100, before taxes and service; rates vary widely by date, so check live prices
- Don’t miss: an Iridium Spa treatment above the lagoon
Good to know: the Two-Bedroom Sunset Villa is the option for families who want to stay over water, with a king and two queen beds.

5. Six Senses Laamu Water Villa with Pool: best open-ocean view
Six Senses Laamu places its pool villas at the far ends of the jetties, so the 126-square-metre villa looks out to open ocean, not back at the island. The 30-square-metre pool sits beside a deck with a sunken all-glass dining table, and the bathroom has a sunken glass tub with a sea view. Stairs lead up to a panoramic upper deck with daybeds, a rare feature that doubles the usable outdoor space.
- Best for: snorkellers and divers who want the ocean to be the view
- Transfer: domestic flight of 35 to 45 minutes to Kadhdhoo, then about 20 minutes by speedboat, or a seaplane of around 65 minutes at about US$1,209 return per adult, taxes included
- Rates: Ocean Water Villas with Pool from around US$1,800 a night in low season (May to October) and around US$2,600 in high season, before taxes and service
- Don’t miss: breakfast on the upper deck before the heat builds
Good to know: the Sunset Laamu Water Villa with Pool has the same layout facing west. There are no seaplanes landing at the resort, which keeps the lagoon quiet during the day.

6. COMO Cocoa Island Dhoni Loft: best compact villa
COMO Cocoa Island has just 33 overwater villas, and the Dhoni Loft is its most characterful layout. The 110-square-metre villa is shaped like a traditional dhoni fishing boat, with a living area on the lower level, the bedroom on a mezzanine above and a terrace staircase into a warm, sandy South Malé lagoon. It has no private pool, which keeps the price down and the deck uncluttered.
- Best for: a quiet wellness stay where the lagoon is the pool
- Transfer: about 40 minutes by speedboat from Malé
- Rates: Dhoni Loft villas from around US$1,000 a night in low season (May to October), half board included, before taxes and service; rates vary widely by date, so check live prices
- Don’t miss: a COMO Shambhala treatment after the long-haul flight
Good to know: with a mezzanine bedroom and stairs, the Loft is not the right choice for anyone with limited mobility.

7. Baros Water Pool Villa: best for snorkelling from the steps
Baros’ Water Pool Villas sit at the end of the jetty, directly above part of the house reef, so the stairs from the deck take you straight to coral and fish. The villa is 126 square metres with a 6.6-by-3.6-metre pool set into a wide teak deck, a daybed and a villa host on call around the clock. Sunset views come with the position. Because the island is close to Malé, the transfer is a short speedboat ride, and children under eight are not accepted, which keeps the jetty peaceful.
- Best for: snorkellers on a four- or five-night trip
- Transfer: about 25 minutes by speedboat from Malé
- Rates: Water Pool Villas around US$2,150 a night in high season (November to April), before taxes and service; rates vary widely by date, so check live prices
- Don’t miss: an early snorkel from the ladder before the dive boats leave
Good to know: the reef edge brings currents on some days, so ask the team about conditions before you swim out far.

8. Kudadoo Ocean Residence: best all-inclusive villa
Kudadoo is a private island of 15 overwater residences, designed by architect Yuji Yamazaki and powered entirely by solar energy. The one-bedroom Ocean Residences cover 300 square metres (the two two-bedroom versions 380), each with a 44-square-metre infinity pool and a deck large enough for private dinners or a yoga session. The stay is fully inclusive: meals, drinks, spa treatments, excursions and diving are covered, and you can also eat at selected restaurants on neighbouring Hurawalhi. Ocean Residences take guests aged 15 and over; younger children can stay only in the two two-bedroom residences.
- Best for: couples who never want to see a bill
- Transfer: about 40 minutes by seaplane to Lhaviyani Atoll
- Rates: from around US$3,300 a night in low season (May to October) and around US$4,150 in high season, all-inclusive, before taxes and service
- Don’t miss: unlimited spa time, included in the rate
Good to know: with only 15 residences, there is little social life. That suits honeymooners and anniversary trips better than couples who enjoy a busy bar.

9. Patina Maldives One Bedroom Sunset Water Pool Villa: best modern design
Patina’s water villas use low horizontal lines, floor-to-ceiling glass and pale timber, so the lagoon fills every frame. The sunset version covers 170 square metres with a private pool of about 6.2 metres, and the west-facing terrace makes the most of evenings. The wider Fari Islands setting adds a beach club, a marina village and a long list of restaurants, so villa life never becomes isolated.
- Best for: fans of contemporary architecture on a shorter trip
- Transfer: about 45 minutes by speedboat from Malé
- Rates: Sunset Water Pool Villas from around US$1,700 a night in low season (May to October), breakfast included, before taxes and service
- Don’t miss: a sundowner at Veli Bar before dinner
Good to know: the speedboat transfer means a late afternoon arrival still reaches the island the same day, which a seaplane resort cannot promise.

10. One&Only Reethi Rah Grand Water Villa with Pool: best for a family over water
The Grand Water Villa pairs 133 square metres inside with 183 square metres of outdoor space: an infinity pool with a jacuzzi, a covered cabana, an outdoor lounge and steps into the lagoon. It sleeps up to four (a maximum of three adults), with a sofa bed for a child, which is unusual for an overwater category. The villa belongs to one of the largest resort islands in the North Malé Atoll, with many beaches and restaurants, so you can enjoy overwater privacy without being stuck on a tiny island.
- Best for: a couple with one child, or a couple who wants variety beyond the villa
- Transfer: about 45 minutes by resort boat from Malé
- Rates: Grand Water Villas with Pool from around US$4,500 a night in low season (mid-July to mid-December), with Water Villas with Pool from around US$3,000, before taxes and service; check live prices
- Don’t miss: an evening in the jacuzzi as the island lights come on
Good to know: with a young child, check the deck railings and the lagoon steps on arrival, and ask whether the steps can be secured.

How to get the best villa position
The category is only half the booking. Within the same category, the villa number decides your view, your neighbours and how far you walk. When you book, tell the resort what you care about most, such as distance from the seaplane platform, an end position or water depth under the steps; most will note a preference.
Seaplane timing also affects the first night. Seaplanes fly only in daylight, with the last departures from Malé in the mid-afternoon, so a late international arrival means a night near the airport for Soneva Jani, JOALI, the St. Regis and Kudadoo. Baros, Gili Lankanfushi, COMO Cocoa Island, Patina and One&Only Reethi Rah all use boats. The Maldives speedboat vs seaplane transfer guide covers the costs and luggage limits, including the 20kg plus 5kg hand luggage allowance on Trans Maldivian Airways.
To save money, book a beach villa for most of the trip and move over water for the last two or three nights. For a week-long total, including taxes and transfers, see how much a luxury Maldives holiday costs, and for wind and calm seas by month, the guide to the best time to visit the Maldives.
